| What is an evaporative cooler and how does it work | | Evaporative cooling is one of the most ancient and one of the most energy-efficient methods of cooling a home It long has been regarded as environmentally safe since the process typically uses no ozone-depleting chemicals and demands one-fourth as much energy as refrigeration during the peak cooling months of the year In dry climates evaporative cooling even the relatively inefficient swamp box household cooler can be used to inexpensively cool large homes
The effect is similar to the coolness one feels when you are wet after swimming or bathing and a breeze causes you to feel chilled Direct evaporative cooling adds moisture to the air When humidity rises during the rainy season the efficiency is diminished and it feels stickier although it stills cools
The most common form of residential evaporative cooling uses a vertical pad of cellulose fiber a system for delivering water to the top of the pad and a fan to draw air through the porous pad as the water runs down the medium and is absorbed As dry air moves over the wet pad water evaporates and the air gives up its heat The air moving from the wet pad into the home is cooler than the outdoor air It is always best to leave a window or door open a small amount to allow the hot air to escape and increase the cooling effect In Tucson there are more homes using evap cooling then homes using A/C. |
| What if I have an emergency? | | Call the office at 624-3080 and leave a message with your telephone number if possible You must give us your full name and your full address (please do not say Bob or Sally in apt number 3 We may have more than one Bob or Sally and we definately have more than one apt number 3 Then call my home office number at 299-5020 and if I am not home leave a detailed message there also Then you should call our emergency maintanence pager at 670-8801 If you do not have a phone try getting some help from a neighbor they are usually very helpful |
| What if I have a maintanence problem? | | There are many ways to let us know you need service in your apartment or house You can call the office at 624-3080 and leave a message if we are not there You can send us an email at maglione@cox.net You can fill out a maintanence request form (found in the pink box on the wall of the laundry room next to the office) or write a detailed note Then either one of those can be put through the mail slot next to the office door |
| What about City of Tucson permit parking? | | Some of our properties have City of Tucson reserved parking on the street in front of our units This means that only our tenants can park there during the day when students tend to flood the area and park everywhere A permit is required to be purchased for a nominal fee from the City At night and on weekends any one can park on the street without a permit To purchase a permit you must show proof of residency (your lease) and you my get a guest pass for visitors in some cases THE GUEST PASS IS FOR GUESTS WHO ARE ON THE PROPERTY It can not be used by a friend who wishes to walk to class and park at your apartment. |
| Is there parking available? | | Yes we have off street parking available in most cases The parking is reserved for our tenants vehicles and we count on some tenants not having a car due to our proximity to the U on A Guest parking is not permitted and visitors must park in the street Some of our properties have City of Tucson reserved parking on the street in front of our units This means that only our tenants can park there during the day when students tend to flood the area and park everywhere A permit is required to be purchased for a nominal fee from the City At night and on weekends any one can park on the street without a permit |
| Do you allow pets? | | No we do not allow pets Dogs or Cats are never permitted under any circumstances some fish are ok and we have permitted some birds or very small caged animals in some special cases. |
| Is a lease required? | | Yes we always require a lease Our normal lease is one year starting on June 1st for 12 months We do have some leases that start on January 1st and some that start on August 1st or August 15th |
| Where is the nearest Wal-Mart and Target? | | Wal-Mart is at 455 E Wetmore Road Target is at 4040 N Oracle Road. |
| Where is the nearest Hardware store? | | Al's Ace Hardware is at 2884 N Campbell Avenue. |
